Infos for Owners: What is the rental market for furnished apartments like - April 2011

Furnished apartments are still very much in demand, but the rental market for furnished apartments has changed during the last years. Which apartments do still rent out easily and does an investment in a flat which is rented out furnished, still make sense?

Since the beginning of 2011, furnished apartments in the higher price range have been more difficult to rent out than in 2010. Very often, the maximum for tenants is 1000 Euro for a temporary apartment. In Mitte, it is above 1000 Euro. This does not mean that more expensive apartments do not have any chance on the market, but it has become more difficult. But larger and more expensive apartments should at least have 2 bedrooms. There is still a lot of demand for 1- and 2 room flats, and also for 3 room flats, if they have two bedrooms. A seperate dining room or a study are no criteria for most tenants. And if there is a study. The location is also very important. Apartments which are not so centrally located, are most often only requested, if the rent is relatively inexpensive. But there are exceptions, of course. But there are exceptions as well. If there is a certain target group for an area (e.g. Zehlendorf for academics and professors from the Freie Universität), the chances are good. Most popular among tenants are Mitte, Kreuzberg, Prenzlauer Berg, Tiergarten and Charlottenburg. 
The rents which can be achieved when renting out furnished and temporarily have not gone up as much as the rents for permant tenancy. So renting out furnished only pays if you will get considerable less when renting out unfurnished or if you do not want a permanent tenant (e.g. if you want to sell the property in a few years or if you do not want to risk difficult tenants etc. ) There are already a lot of furnished apartments on the markets but there is still no oversupply, because there are not enough furnished flats which are modern and tastefully furnished. Most tenants do not really like cold and indifferently styled flats and those are more difficult to rent out than years ago. Private apartments, which are the home of the owner, are also more difficult to rent out, unless the owners removes all personal belongings. And those which are still easier to rent out, tend to be quiet  stylish and in the higher price range.
This is a very general assessment though and it is easier to predict the chances if we alll information on a specific apartment and photos as well. And - there are always excepitons to the rule.
