Terms and Conditions for Owners and Landlords
Terms of Business



1. Duty to inform Crocodilian after Agreement has been concluded 
As an owner or landlord, you agree to inform Crocodilian-Rooms in Berlin immediately, if a rental contract is concluded or if the availability of your object has chanced.

2. Brokerage Agreement
The owner or landlord engages the agency Crocodilian-Rooms in Berlin as an agent to find tenant for his or her object. Our service is free of charge for owners and landlords.

3. Permission to sublet Object if you are not an owner
If you want to sublet a room in - or a rented flat, your landlord has a right to know about the subletting and also has to be asked for permission. The permission to sublet can be asked for.

4. Owners and Landlord's Duty to inform Crocodilian
Owners and landlord is obliged to inform Crocodilian - Rooms in Berlin:
  • as soon as the object has been rented out - either through Crocodilian or any other sources.
  • as soon as details of the object has changed. (price, rental period etc.)
  • if the owner or landlord decides not to rent out his object any more.
  • if the tenants extends the lease
  • if the owner or landlord will be away from Berlin for a longer period of time
    If you fail to inform Crocodilian-Rooms in Berlin, we consider this as breach of contract.

5. Substitution
If the landlord has arranged fo a third party to take over the responsibility of looking after the object, the landlord has to make sure, that all duties - named in point 3 are still carried out.

6. Cancellation of Brokerage
The constituent has the right to cancel the brokerage at any time

7. Limitation of Liability
Crocodilian-Rooms in Berlin is a housing agency and we ask for personal data of the potential tenant - credit card, number of passport, (with the exception of companies). Crocodilian-Rooms in Berlin is not liable for any damages to the property on offer, any damages or disadvantages resulting from the brokerage or for the breach of a rental contract.

8. General Information
Withdrawal/ Shortening of Rental Period
Withdrawal or shortening of the rental period after having given promise of renting out the property to a potential tenant, could lead to claims for compensation.
Therefore: If you want to cancel the brokerage or if the rental period changes, please inform us immediately.

9. Rental Contracts
Crocodilian – Rooms in Berlin is only the agent. The rental agreement is concluded between the owner or landlord and the tenant. We provide bilingual  rental agreements in both English and in German. You can fill in everything in online.

10. Costs:
Our service if free of charge for owner and landlords.
