The Contract

WardrobeContract between you and the landlord/-lady
The contract is always between you and the landlady or the landlord. Crocodilian-Rooms in Berlin can't sign the contract, since we are not the owners of the property. We provide contracts though - in English or in German. The landlady or the landlord does not have to use our contracts - we always offer them and you can also ask them to do so. 
If you rent a property for at least one month, it is better to have a contract. If you have arranged to sign it once you have arrived in Berlin (which is more convenient than sending paper around the world), please be sure, that you have written confirmation from the landlord about the rent and addidional cost (if there are any), DSL or everything that is especially important for you. It is best, to fill in the contract via email on a word document without your signature (which is not possible if you have a world document but it is already a contract - since both parties have agreed on it) than arriving without prior documentation. It is not so much, that you should be afraid, that the property will have been rented out to somebody else, but landlords and landladies sometimes (not very often, but it happens) forget certain costs and you should know what you have to pay in the end. The information on the website have been given to us by the landlords and you should always double check if they are correct.

Deposit
When you agree on renting a flat or a room, you usually also have to pay the deposit. not all landlords require you to pay a deposit, but most do. Be sure, that you arrange to get back the deposit on the day you move out. (tick this field on our contract) 
The contract is always concluded for a certain period of time and can't be canceled prematurely - unless otherwise arranged.
