How it works


Renting in Berlin -  7 Steps

1 Search for an available apartment to rent in Berlin.

All furnished apartments that are currently available are online. You can find them in our database. Just give an the rental period, number of persons, maximum rent you want to pay ans you can search for an apartment online.

Please always pay attention to avalabability - e.g. if you are looking for an apartment available February 1 and you find an apartment available January 1, this will most likely not work out, because the owner is looking for a tenant who rents from January. 
Please also note that most owners only rent out for the full month, from the 1rst until the 31rst. Even if you arrive later or leave earlier, it is most likely, that you have to pay the full month's rent (unless the flat is available e.g. from Jan 12. Then you won't be asked to pay for the full month of course.

2. Applying for a furnished Apartment to rent in Berlin

If you have found an apartment you are interested in, please fill in the application form . You only have to click "I am interested in this apartment" on the expose of the apartment - marked by the crocodile's eye.
Of course, you only have to fill in one application form, even if you are interested in more than one apartment. Please also give us detailed information on your requirements - there is an extra field in the application form and you can also give us the object IDs of other apartments you are interested in renting.

3. Contacting Owner

After we have received your application, we will check options for you. All apartments on the website are still availabe, but often, there is more than one application for a specific apartment and then length of rental etc. are the important criteria. 
We will get in touch with the owner, introduce you and then send you the contact details of the owner. We will also check if a viewing is possible, if you would like to see the apartment first.  

4. Viewing

A viewing is only possible after we have received your application. Please note that a viewing is not possible any time, since nearly all flats are always rented and the owner has to get in touch with the current tenant first. The owner also decides whether a viewing will be arranged at all. Sometimes this is hard to understand for tenants, but if somebody is living in an apartment, the owner cannot come with new prospective tenants every day so the owner will decide in advance whether he or she is interested in a specific application. E.g. if you want to a rent a very cheap apartment for a short period of time, it might be difficult because there could be more prospective tenants waiting for this apartment. It is always best to call and talk to us. 

5. Renting an Apartment in Berlin

If you have received the contact details of the owner, viewed the apartment (not obligatory), please speak to the owner. We always need an okay from both parties. It is also important that the owner confirms rent, deposit, etc and you have to tell him the required rental period, if you need an option to extend the lease etc. All information on our website were given to us by the owner and since you conclude the contract with the owner, the information you are given is relevant. 

6. Rental Agreement

The rental agreement can be concluded online in English and in German. We provide a standard form and the owner will fill it in. Eveerything - from transfer of rent, deposit, return of deposit to your account, keys, check out etc. will be arranged.
You will receive detailed information when the contract is concluded. 

7. Payment of Rent and Commission Fee

The rent and deposit are paid to the owner, the commission fee to Crocodilian. After the contract is concluded, you will receive an invoice from us and we will debit your credit card.    

Of course, Crocodilian will answer your questions during your stay in Berlin.
